Hosts will now have the ability to add and customize certain rules for their properties.

How do I set custom rules for my property?

In the house manual section of your property profile, you’ll find “House Rules”. If you have never edited the rules, you’ll see PadSplit’s default editable rules:

No animals except approved service animals

Due to the nature of co-living, no guests are allowed

Quiet time is observed from 11 pm to 9 am

Hosts can choose to deselect any of these rules, which will allow that action for Members. If a host chooses to allow guests, they have the option to still disallow overnight guests.

In addition to these optional, preset rules, hosts are able to write their own rules for the property. Please limit these to rules you will actually enforce, and think carefully about what the rule is adding to the Member experience. Rules should adhere to PadSplit’s 

Members will see all rules on the property listing page before booking, during booking and on their Member profile.

Setting up your Custom House Rules

Hosts can set or change the waste pick-up days for a property on their Host Dashboard. To do so, go to the Properties details page and scroll to the section “Waste pickup day.” Click on “edit pickup days” and select one day for your trash pick-up and one for recycling. If the pick-up days for your property follows a different schedule or you want to give additional instructions to Members, you can add this information in the “Pickup instructions” section. How do I set waste pick-up days for a property?

Hosts can set a lock access code for Members through their Host dashboard. Scroll to the section “Devices” on the Properties details page. Select “Add a device” and input the type and location of the lock (e.g smart lock, back door). After your device has been added, click “codes” for the lock you just added and type in the code for each Member. These codes will be accessible to the Members at any point during their stay. Hosts can send a message to all Members in their PadSplit. Go to the Properties details page on your Host Dashboard and scroll to “Notes & communication.” Click on the communications tab and select either “Send as Notification” which shows up for Members in their PadSplit Dashboard or “Send as SMS” which sends a text message to Members. After you have typed your message, click send message. Refer to

How do I send a message to all Members in a home?

On the Host Dashboard, Hosts can access their financial data on each PadSplit property. First, log into your Dashboard. You can view your finances under the Dashboard tab by scrolling to “Financials Snapshot.” You have the option to view your finances for each property by going to the Properties tab and selecting the home you want to view. This information is broken down by earnings, income, and expenses. Lastly, click on the Earnings tab and then “View report” for an in depth breakdown of your finances for each pay period. You can view the income per property and expenses for the time period. Scrolling further down will show you the income per room in a property. Where can I view my financials on my Host dashboard?

Adding a Co-Host on PadSplit is simple and can be done two different ways through your Host Dashboard. You can navigate to the Co-Hosts tab and click “Invite.” Type in their email address and choose all the properties you would like them to co-host. You can view your pending invites by clicking next to the “Invite” button and resend or cancel the invitation. Co-Hosts can also be added by going to the Properties tab and selecting the property you want to add a Co-Host for. You can view, cancel and add Co-Hosts on the right side of the page. PadSplit makes it easy for Hosts to deactivate and reactivate rooms. First, log into your Host Dashboard. Scroll down to “Bedrooms” on the Properties tab and select the three dots icon to open up a list of options. From this list, you are able to choose “Deactivate room.” Please note that a room cannot be deactivated if it is occupied and you must select “Request termination” first if you wish to deactivate an occupied room.

How do I deactivate or reactivate a room?

PadSplit aims to facilitate clear communication between Members and Hosts about maintenance issues. To communicate with a member about a maintenance request, log into your Host Dashboard and go to Tasks by clicking on the wrench icon located at the top right of the page. From here, select the maintenance ticket you would like to communicate about and select “Communication” in the right hand column. Finally, type in the message you would like to send to the Member and it will be sent as a text message. You will get a notification once the Member responds. Please note that if the maintenance ticket is not assigned to either a Host or Co-Host, it will send a notification to both. Refer to

Hosts can log a maintenance request without logging it under a specific Member. After logging into your Host Dashboard, you can log a maintenance request as yourself under the “Host section” in Reporter. This is located at the bottom below all the names of the Members.

Hosts can edit the photos for a property through their PadSplit Host Dashboard. Click on the Properties tab and select the property you would like to edit the photos for. On the right side of the page, select a red button that says “Edit Listing Details” and then select “Edit Photos” on the next page. You can now upload photos for each area of the home. Select “Finish” at the top of the page and all your changes will be saved on the listings page.

How do I edit my property photos?

After a room has been vacated, Hosts can relist it on PadSplit’a website. First, log into your Host Dashboards and go to Tasks by clicking on the wrench icon located at the top right of the page. Locate the room flip card which will be highlighted in red and have the room number on it and click and drag the card to the completed section. Complete the prompt indicating whether or not the member was present during the move-out and click “Complete task.” At this point, the room has been relisted on PadSplit’s website and is ready to be booked. Hosts can export all their maintenance tickets for their PadSplit properties. After logging into your Dashboard, go to your Tasks Dashboard by clicking on the wrench icon in the top right corner. You will see an “Export CSV” button on the right side of the page. Clicking on the button will automatically download all of your maintenance tickets into a spreadsheet. Hosts can change their email address in PadSplit’s platform through their Host Dashboard. After logging in, select the Settings tab which will bring up your personal information. To change your email address, clear out the field that says “Email” and type in the correct information. Hit “Save changes” when you’ve made the desired adjustments. If you change your email address or phone number, all PadSplit notifications will go to the updated contact information. Refer to

How do I change my email address in PadSplit’s platform?

Hosts are able to block off move-in availability for a home on days or times where they might be unavailable.

Move-in Dates: You can now select individual days to block off from move-ins. To do so, log into your dashboard and scroll to “Availability Snapshot” and click on “Edit Availability.”  To block specific days, simply click on the dates and click “save changes.” You can block repeating days by selecting the “Add repeating day(s)” button at the top of the page and choosing the day(s) of the week you want to block. To unblock any repeating days, click on them individually on the calendar. Finally, select “Save” for your availability to be reflected on your move-in calendar.  You can also change whether Members can book up to 1 or 2 weeks in advance.

Any days blocked or unblocked apply to every property selected for all co-hosts, not just you. Please keep this in mind when editing property availability. You can check the history of availability for any property in the calendar editing screen. To watch a tutorial on this topic, please see 

Move-in Hours: You can now customize move-in hours at any of your properties. To do this, log into your dashboard → scroll to “Availability Snapshot” → click on “Edit Availability.” Click “edit move-in times” to adjust the hours that a specific property is available for move-in. You can also customize move-in times for weekdays and weekends.

How do I block off move-in availability for a home?

Hosts can change the parking availability for a PadSplit. To do so, log into your PadSplit Dashboard, go to the Properties tab and select the property you want to change the parking availability for. Next, click on “Edit Listing Details” located on the right side of the page and hover over “Edit” on the next page. Click on “Edit number of parking spots” and edit the availability accordingly. Then, you can select whether or not there is off-premise parking available for the property. How do I change the parking availability for a home?

There are a few different scenarios where you might want to change the price for a room. 

The room is occupied, and you want the price to update the next time it’s unoccupied and listed

The room is occupied, and you would like the current occupant to pay a different amount

To change a room price for any reason, navigate to the Rooms List (padsplit.com/host/rooms). You’ll see each of your rooms listed in order of how far below average the room price is. You’ll also see relevant information like whether the room is occupied, when the price was last changed, and when you are able to next update the price. The Price Opportunity column tells you how your room price compares to others in that market with similar amenities (e.g. room size, private bath, etc.). 

To edit the room price, click the “Edit” button or go to “Price details”. Follow prompts to change the price.

This is the simplest option for updating the room price. You can raise or lower the price by any amount, and the change will take effect immediately. 

Occupied, but change for next time room is vacant:

You’ll see this amount as the “Next listing Price” in the room details page. Changing this price will have no impact on the current occupant. However, the price will automatically update as soon as the member moves out and the room is relisted, so you won’t need to remember to update the price at room turn. 

This is the most complicated way to update a room price. To change a room price for a current occupant, the following criteria must be met: 

The member must have been in the room for at least 90 days

The rate cannot be increased for a member more than once in a 6 month period. This applies across occupancies

The rate cannot be raised by more than $10 at a time

When you change a current occupant’s room price, the system will notify the member and begin a 30 day countdown. The price will then automatically update 30 days after you set the new price. More information can be found
