To help us ensure the happiness and safety of the entire PadSplit community, all Members are required to adhere to the Membership Rules. Please check your

The following short list of rules will apply to most PadSplits. Please check your PadSplit Dashboard to see if your Host has decided to waive any of these rules.

Due to the nature of co-living, there are no guests allowed in PadSplits. Only the designated Members of the home may be present at any time.

No animals of any kind may be kept at the home (inside or outside) except for service animals that have been pre-approved and pre-registered with PadSplit.

No kitchen appliances of any kind (microwaves, toaster ovens, hot plates, fryers, etc.) are permitted in bedrooms. There is no cooking permitted in bedrooms. Outdoor grills are not permitted.

“Quiet Time” is observed from 11:00pm to 9:00am daily. Loud music or TV’s, slamming of doors and loud voices are not permitted during this time. Members are expected to keep noise to a reasonable level at all other times.

You may not bring outside furniture into the home. A list of acceptable furniture can be found

Members may not share their entry codes with Members or non-Members.

PadSplit rooms are single occupancy only.

Only children previously approved by PadSplit prior to August 2021 are allowed in the home. Such children must be accompanied by a parent or legal guardian at all times. Such children may not be left in the home or in the care of another PadSplit Member who is not the child’s parent or legal guardian. All other children are not permitted in PadSplit shared housing.

Members are expected to keep the property clean at all times, both inside and out. Rooms must be kept clean. Common areas must be kept free of trash and personal belongings. Sinks must be kept clean and clear of items at all times. Countertops and tables must be wiped down.

Members must be respectful of Hosts, Host's staff, PadSplit staff and other Members at all times. Disrespectful behavior (foul language, rude behavior, yelling) is not tolerated.

Violence and threats towards other Members, guests, PadSplit, the Host or the Host’s staff are strictly prohibited.

Members agree to pay for any damage to the room or the home that they have caused.

There is absolutely no smoking in the home. Smoking is the leading cause of home-fire deaths in the US, and as such, all forms of smoking or anything causing smoke is strictly 

prohibited. This means no smoking tobacco or marijuana or creating any kind of smoke (burning incense, sage, etc).

Do not open the PadSplit for anyone you don’t know. All PadSplit staff, contractors, and prospective Members will be provided temporary access codes.

Replacing, altering, or damaging any locks on the property is strictly prohibited.

As the second leading cause of death from home fires, space heaters of any kind are strictly prohibited in the home.

The use of illegal drugs is strictly prohibited and may result in immediate Membership termination and prosecution.

Possession of firearms or weapons of any kind at the home is strictly prohibited and may result in immediate Membership termination and prosecution.

Using a fake identity or having another individual book a room for you is strictly prohibited and may result in immediate termination.

Our Members are responsible for conserving all utilities including power, water, gas and internet. At any time, and at the full discretion of PadSplit, utility costs may be passed onto the Members if utility consumption exceeds the budget for each home. Windows should remain closed at all times to conserve utilities.

Only your Host and the Host's staff may control the thermostats and other climate control equipment. Members may not adjust the thermostat at any time.

Members are only allowed to bring a vehicle to properties with open spaces (open spaces are shown at booking). If a Member's property has a space for their car, Members are allowed only one vehicle at a property and must 

Vehicles must be properly registered with the state.

Vehicles cannot block other vehicles, mailboxes or trash bins. Members cannot park on the grass or yard at their homes. These areas are no parking zones. When parking in a driveway, Members should make sure their vehicle does not touch a neighbor's property. Vehicles that are abandoned or blocking access will be towed at the Member's expense.

Members are not allowed to do work on their vehicle at a PadSplit, other than changing a flat tire.

Using a stolen payment method is strictly prohibited.

Excessive payment disputes on your account are a violation of our policy.

Members must ensure that the accounts they use for payments are fully funded. Failed payments from bank accounts or refunded ACH payments are a violation of our terms.

Members should be honest and reasonable when issuing ratings. Ratings can affect a Member’s housing and standing within PadSplit and should not be used frivolously. PadSplit reserves the right to terminate Members who are found to be abusing the ratings function.

No furniture or fixtures may be removed from the home or bedrooms at any time. Common area furniture must remain in the common area at all times.

Members may not set up cameras to record in any common areas of the home.

PadSplit Members are responsible for taking out the trash. Trash must be placed in the proper bins. Bins must be brought out to the curb on trash day and brought back to the property once emptied.

Members may not operate a business from a PadSplit. This includes customer meetings of any kind inside the home or the commercial use of home resources, such as laundry or power consumption for business purposes.

PadSplit staff, PadSplit’s designated contractors, the Host and the Host's staff have the right to enter any room in the facility at any time without notice to ensure the safety and well-being of Members and the property.

PadSplit, PBC, the subsidiaries and staff of PadSplit, PBC and the homeowner are not liable for the security of any Member’s personal belongings. Possession of personal property insurance is strongly recommended for Members.

No foreign objects may be thrown in the toilets or sinks at any time. This includes but is not limited to feminine products, wet wipes, packaging, dental floss and hair. Fixing clogged toilets and sinks can cost several hundred dollars and these expenses will be passed directly to the Members.

Members may only inhabit the room that they are booked for. It is against PadSplit rules to occupy or move things into any other room in the home. Vacant rooms must remain vacant.

Membership Rules

As of August 2023 PadSplit has replaced its 3 Keys Policy with a new comprehensive system for ensuring the happiness and safety of the PadSplit community.

. Members who violate the Membership Rules are subject to: 

 Members are now rated by their Hosts and fellow PadMates. Consistent negative feedback will result in a low Member Score. A low score will jeopardize your ability to rent with your current Host and PadSplit. 

. If a Host declines to renew your occupancy, you must move out in the specified time period. 

A very low score (score of 1 or a score of 2 for greater than 4 weeks in a row) will automatically terminate your occupancy and ban you from staying with PadSplit in the future.

Violations of PadSplit's Membership Rules can result in fines and charges for damages incurred.

 Your Host can decline to renew your occupancy and ask that you vacate in a specified time period. A Notice to Vacate may also cause future Hosts to 

 It is important to note that any rule violation involving criminal activity may be subject to immediate termination. Members who have a 

 issued against them by another Member of the household will be terminated immediately. In addition, PadSplit will enforce a separate policy for rule violations involving violence. Please refer to

Members that have previously lost Keys under PadSplit’s former 3 Keys Policy will start off with lower Member Scores to reflect these infractions.

At PadSplit, we want Members to feel empowered to help correct rule violations in their home.

What is PadSplit’s policy on violence inside of the home?

A Temporary Protective Order (TPO) is a court ordered document that may prevent an accused person from residing near the person that the TPO is issued to. Should the accused person refuse to vacate after the TPO is issued, law enforcement/marshalls will usually remove said person from the premises. 

Due to the nature of co-living, there may be times when a Member feels it necessary to file a TPO against another Member. 

TPOs are filed through the county in which the accused person lives. A good way to find instructions for filing a TPO in your specific county is to call the Clerk of your Magistrate Court. If the filing is accepted, TPOs are generally issued on a provisional basis for a period of time until the parties can present their arguments before a judge. After this hearing, the judge will decide to either lift the TPO out or make it permanent. 

SEEKING A TPO IS A VERY SERIOUS MATTER THAT AFFECTS THE LIFE OF AN ACCUSED.  FILING A TPO SHOULD ONLY BE DONE WHEN YOU HAVE A GOOD FAITH BELIEF THAT YOUR SAFETY IS IN JEOPARDY.  IN MANY JURISDICTIONS, THE FILING OF A FRIVOLOUS TPO MAY BE A CRIMINAL ACT AND OPEN YOU UP TO CIVIL LIABILITY SIMILAR TO FILING A FALSE POLICE REPORT.

, PadSplit will act on TPOs signed by a Judge in the following ways. 

Please note that it is the responsibility of Members to provide PadSplit with any TPO paperwork to be actioned on.

If a TPO is issued, PadSplit will terminate the Membership of the Member named in the TPO. That Member will be expected to vacate the property.

If the TPO is subsequently lifted by the Judge, PadSplit will reinstate the Membership of the Member named in the TPO. Please note that the Member’s original room/home may no longer be available to book.

What is a TPO and how do I file one?

PadSplit is committed to offering a fair environment for our Members. If you feel that PadSplit or your Host has terminated your Membership or fined you  in error, you may file a 

In order to be eligible for consideration under our Dispute Policy, Members must submit their dispute using the 

 within 7 days of the disputed Membership termination or fine.

, PadSplit will review your case. Dispute Requests will take 7-14 business days to process and you will be notified via email with the result. PadSplit will only consider disputes if there is clear and convincing evidence presented.

Please note, PadSplit always reserves the right to terminate Memberships and issue fines in certain circumstances. In addition, your Host always reserves the right to terminate your occupancy in their properties and/or formally file for eviction.

*If you are disputing your PadSplit Membership termination: 

 Disputes for Membership reinstatement will not be considered until your move-out is confirmed. If your dispute is approved, you will be able to apply to book a new room on the PadSplit platform. However, you will be prohibited from booking any room belonging to your former Host. In some cases, a single Host may own all of the PadSplits in an area.

: A Notice to Vacate from a Host is binding and not disputable with PadSplit. In rare cases, PadSplit may expunge the Notice to Vacate from your PadSplit record. Disputes for expungement will not be considered until your move-out is confirmed. Depending on the conditions of the Notice to Vacate, you may be prohibited from booking any room belonging to your former Host. In some cases, a single Host may own all of the PadSplits in an area.

*If you are disputing a Rating: It is important to remember how Member scores are calculated. Rest assured, the score will only consider one rating from each PadMate, so no single PadMate can have a strong impact on your score. Your score will rise if other PadMate rate you favorably. Ratings are designed to capture Member sentiment and not to punish for specific accusations. Member sentiment is inherently subjective which is why it is only used in aggregate. 

Ratings are meant to reach consensus in the home. Membership terminations should only occur in extreme circumstances where the Member in question is clearly problematic within the household. 

Due to the nature of ratings, individual ratings are not currently disputable. However, we will notate your dissent within your profile. 

Disputing a Membership termination or fine

By engaging PadSplit for housing you are assuming the inherent risks of contracting COVID-19 while on the premises. 

If a Member has a fever (100.4°F/38°C or higher), cough or trouble breathing they should seek medical care. Call ahead before you go to a doctor’s office or emergency room. As a reminder, your membership at PadSplit includes free access to teladoc.com.

COVID-19 Policies

Each PadSplit Member has a score based on ratings from Hosts and other Members in your home. Your score is an important part of your PadSplit identity.

New Members start with the highest possible score, but scores can lower if you receive 

The score will only consider one rating from each PadMate, so no single PadMate can have a strong impact on your score. However, if many Members in the house consistently provide negative feedback, your score will be lowered to reflect this. 

Host ratings have the greatest impact on your score.  

This score and the accompanying feedback is only visible to you and your Host. Other Members in the home will not see this information.

Can I see who rated me or gave me feedback?

Sometimes. Members can choose to rate and give feedback anonymously. 

Scores are impacted by all ratings left over time, so make sure you’re taking the feedback to heart to improve your rating! Read the comments that other Members and your Host left for you to learn what you can work on. 

A low score will jeopardize your ability to rent with your current Host and PadSplit. 

Fill out the bi-weekly survey that presents at payment or access the survey from your “Rating” page. Positive feedback matters just as much as negative feedback so please be sure to rate for good behavior as well as bad.
