Hosts can enable the “coming soon” feature for a property when they begin the listing process. Properties that are “coming soon” are shown on the property map to prospective and current Members. Members can choose to sign up to receive notifications when that property lists. When the property is listed, all Members who signed up will receive an email prompting them to check out your new great PadSplit property.

 Homes that are in the “coming soon” status for over three months without listing will no longer show on the map. 

What is a “Coming Soon” property?

PadSplit's aims to serve our Member and Host communities by making rooms easy to find and book on our site. In other words, we want your room booked just as much as you do!

As such, we are constantly re-examining and optimizing the algorithm that we use to display our current listings. Many factors are considered when displaying results, including location, price, number of bathrooms, etc. Hosts can rest assured knowing that we will continuously test and adjust our search results to maximize bookings.

How are listings ordered in the search results?

Our Members pick where they live based on the same factors as anyone else: location, price and amenities.

To increase the chances that a Member will book a room in your PadSplit, explore the booking site to see how your home and rates compare to others. For example, if you see a similar room in the vicinity of your property listed for a lower price, you may want to consider making adjustments to the price or amenities. 

How do PadSplit members select my home?

PadSplit Members are the same people you interact with everyday. It’s the person serving your food, delivering your Amazon package, or the security guard at your office. PadSplit Members must pass a background check, an evictions check and show proof of employment or income (see our 

). PadSplit does not discriminate on the basis of race, color, sex, religion, age, sexual orientation, national origin, disability or familial status.

PadSplit defaults to instant book, but Hosts also have the option to

Who can be in my home/what does a PadSplit member look like?

All PadSplits require a minimum commitment period. Depending on the PadSplit you book, you will either make a 30-day minimum commitment period OR select between a 5 week, 12 week, or 24 week minimum commitment period. For more information on Members and commitments, please see

Do Members sign leases? What are the minimum stays?

PadSplit works hard to ensure that both Members and Hosts have a pleasant experience with the booking process. By default, Members can book a room 2 weeks before their move-in day. Hosts can change this to 1 week by using the Availability Snapshot on their Host Dashboard.

How far out can a Member book my room?

If you want to remove your property from the PadSplit Platform, you will need to notify any Members living in the house at least 30 days in advance. Please also contact support@padsplit.com about removing your home and receiving assistance with relocating Members. 

How do I remove my home from the PadSplit Platform?

A PadSplit Host has full control over the property settings and is generally the person being paid out by PadSplit. Co-hosts are partners on the property who may receive management communications or may just want insight on how the property is operating.

What is the distinction between a Host and Co-Host?

Yes, PadSplit provides product training for Hosts during onboarding. This includes in-depth product demos and a thorough review of PadSplit processes and policies.
