Introduction to the Application Process

General Application Information: Thank you for expressing interest in a rental home managed by HomeRiver Group. Kindly note that submitting an application does not automatically guarantee rental acceptance. All applicants are expected to provide valid photo ID, and those applying for rentals in our Mid-Atlantic markets (Maryland, Virginia, Washington D.C.) or California should seek further details specific to these regions. Application fees are non-refundable, and all adults intending to reside in the rental must undergo background checks and meet qualifying criteria.

Key Selection Criteria:

  1. Identity & Occupancy: All applications require identity verification. Only those disclosed during application are allowed occupancy, and all residents above 18 must qualify and hold the lease.
  2. Credit & Financial History: Applicant's TransUnion® Resident Score, bankruptcy records, and net income-to-rent ratio are vital components for evaluation. Scores ranging between 650 and above are generally accepted, while scores below 650 might require additional deposits. Bankruptcies dismissed or discharged over 3 years ago are considered acceptable.
  3. Criminal Background: Criminal records, especially ones related to drug distribution, violence, financial fraud, and other felonies, are reviewed on a case-by-case basis, factoring in the severity, age at the time of conduct, and period since the conviction. Records indicating threats to safety or property damage can result in application denial.
  4. Pet Policy: While pets may be permitted, specific breeds including Akita, Chow, Pit Bull, and others are strictly prohibited. All animals must undergo screening and/or validation.

Additional Provisions: If an application gets denied, additional requirements might be imposed, like higher security deposits or the need for a qualified lease guarantor. Guarantors are only considered for applicants facing issues solely due to income or lack of credit history. Furthermore, upon application acceptance, prospective tenants must provide the security deposit and sign the lease within 24 hours. Fair Housing Laws ensure there's no discrimination during the selection process. Lastly, all applicants have a right to a free copy of their consumer report and can dispute its accuracy.
